What Are the Requirements to Be a Home Inspector?

Home inspectors are hired by potential buyers who are considering home purchase. The main role of this inspector is to examine the houses for sale by inspecting the structure, roof, attic, basement, air-conditioning system, water heater and furnace. The inspector evaluates the properties and compiles reports stating the problems or concerns. In order to be qualified as a home inspector, the followings are the requirements:

o The inspectors must possess college level formal education, possibly graduates from engineering, architecture or construction management

o Both oral and written communication skills are critical to the inspectors. They have to transform their evaluation into clear messages to the potential buyers. The ability to communicate clearly with the clients is a must because they need to explain the conditions observed and their report is the key factor that affects the buyers’ decision

o It is a must for them to familiarize themselves with real estate practices, standard home building codes, buying process, legal and marketing issues

o A pleasant and friendly personality is required, especially working with demanding clients

o A healthy and fit body is necessary for the inspectors. During the inspection process, the inspectors are required to climb on ladder to reach the roof, inspect electrical systems, open electrical panels, crawl spaces, etc. Without healthy body, they could hardly perform the tasks.

o It would be ideal for the inspectors to have hands-on construction experience in all aspects of residential construction, both new constructions, repair and renovation work. It is an extra point to them.

o Familiarity with computers, especially word processing

o A good financial strength is required by the inspectors. They must have sufficient fund to sustain their living through the first year of business while they are gaining experience
